The Flint Barn

RENT:

Your deposit of 25% of the holiday price is non-refundable and the balance of your holiday price must be received no later than 28 days prior to commencement. We do not issue reminders for the balance. For Short Breaks a deposit of £100.00 is required. At peak times Short Breaks must be paid in full at time of booking. Please make cheques payable to Mrs E Absalom and post to Mrs E Absalom, Chapel Farm, Chapel Lane, Westhumble, Dorking, Surrey RH5 6AY. Electronic payment preferred. Details available at time of booking. Completed booking forms emailed to liz@theabsaloms.com.

CANCELLATIONS

THE HIRER BECOMES LIABLE TO THE PROPRIETOR FOR ALL MONIES DUE IN RESPECT OF LETTING ON RECEIPT OF CONFIRMATION FROM THE PROPRIETOR THAT THE BOOKING HAS BEEN ACCEPTED. If you cancel the booking AT ANY TIME we will make every effort to re-let the barn however we reserve our rights to the balance of the tariff if re-letting cannot be arranged.

WE STRONGLY ADVISE YOU TO TAKE OUT HOLIDAY INSURANCE TO COVER THIS EVENT.


DAMAGES & BREAKAGES

The hirer is fully responsible (to the value of a new replacement where appropriate) for any damage to the holiday home or any damage to or loss of any of its contents.


CLEANING

Guests are expected to leave the barn clean and tidy when vacating. Guests are expected to report and pay for any damage or breakages during your stay.


ARRIVAL/DEPARTURE

Entry to the holiday home will be at 4.00 p.m. on the arrival date and departure must be no later than 12.00 a.m. on the final day of the letting period. Please do not arrive early as we need time to prepare the barn.


NUMBER OF GUESTS and PRICING

The barn is priced for accommodating up to a maximum of 4 people. Except with the prior written consent of the proprietor, no persons other than those named on the booking form may occupy the holiday home. The proprietors reserve the right to terminate the letting forthwith in the event of breach of this condition.


CHILDREN

Due to the barn being on a working smallholding with animals running free range we are not able to accommodate children under the age of 5. For the same reasons we are not able to welcome pets.

 

PERSONAL BELONGINGS

All property of the hirer is the responsibility of the hirer and the proprietor accepts no responsibility whatsoever in the case of damage to or loss of such property. You are advised to take out your own insurance.


SMOKING

For the enjoyment of the barn by all our visitors we operate a NO SMOKING POLICY.


PURPOSE OF LETTING

The hirer acknowledges that this agreement is made on the basis that the holiday home is to be occupied by the hirer for a holiday (as referred to in the Housing Act 1988, Schedule 1, Paragraph 9) and the hirer further acknowledges that the tenancy granted by this agreement is not an assured tenancy and that no statutory tenancy will arise on the termination of the letting period. We reserve the right of access to our property at all reasonable times.
